We provide an on-site assistant to help with basic studio needs regarding the rented space or any assistance with our provided gear and space. Our on-site assistant will be unable to help with your Production’s tasks. Productions are responsible for hiring a PA for your jobs needs or client services. Once you have hired a PA, connect your PA with Caralyn Hamel for on-site guidance prior to arrival.
We have limited parking spaces on-site, comfortably fitting about six vehicles. The driveway is narrow. The driveway is narrow and can not accommodate trucks or wide vans. We have access to our neighboring parking lot for an additional fee. Pricing varies depending on duration and quantity of spaces needed. The lot can accommodate cars, vans and trucks. You may be required to provide a licensed parking attendant for the lot, which we can provide a recommendation. Foundation will handle coordinations for the lot and will bill your Production with those expenses, if not already included in your rate. Contact us if you are interested in renting spots or receiving a quote. There is also free street parking in the neighborhood.
Depending on the size, you can pull into our parking lot, otherwise you will need to park on the street and load in through the driveway or the front door. Trucks are permitted to park in our neighboring lot for an additional fee. Trucks will not fit in our lot, however vans may be able to park in our lot depending on the size.
Multiple production-friendly spaces are available in our building, some for an additional cost, such as a conference room, dressing rooms, an executive listening Theatre Suite with Dolby Atmos, photo rooms, glam rooms, flex areas, and a DJ Practice Room.
Multiple flex areas and rooms are available to be transitioned into spaces that will fit your needs, such as our Fashion Studio, Upstairs Lounge Area, the Dolby Theatre B Room, Gravity, Back Lot, and more.

All bookings include access to the freight elevator, restrooms, and an outdoor chill area.
We have a limited supply of furniture and production supplies available if needed during your booking.
There are two refrigerators available for use upon request. The fridges are not able to be relocated. We have two water coolers available, however you will need to provide all water and beverages for them. We have a trough with a hose faucet outside in the parking lot available for you.
We have additional gear available if needed.
You may bring personnel and equipment, including props and temporary sets, into the Studio however, your Production is responsible for returning and restoring any changes to the space, equipment or property to its original place and condition.
A freight elevator is available to easily transport your items to and from the second floor.
Most of our outlets and breakers are 20 amp. There are two power boxes with three 20 amp breakers in The Lobby and two power boxes with three 20 amp breakers in the Chill Room. We are able to add additional lines if needed.
Productions are responsible for planning, setting up and cleaning up any of your Client or Craft Services. You may hire a PA or outside vendors to assist with any preparations, coordination or clean up, or hire our in-house Client Services Coordinator.
All outside vendors must be approved by Foundation prior to your start date. Outside Vendors are not permitted to dispose of any trash or bulk items on the sidewalk outside of the Studio. All Vendors providing services on site must provide a Certificate of Insurance with at minimum, General Liability Coverage of $1,000,000 and Property Damage Coverage of $300,000.
We have compiled a list of recommended vendors popular with Productions, or locally available, if needed.
We do not provide any catering services, therefore your Production will be responsible for hiring any catering services if needed. Please note, we do not have a kitchen or dishware available for your use.
We have a few prep spaces available for you to choose from: upstairs in our "warehouse" space or outdoors in our Back Lot. We may be able to offer alternate prep areas depending on the type of catering you will be providing and the amount of space you will need for your catering service. Please note we do not have a kitchen, stove, or dishwasher.
Snacks, beverages, food and supplies must be purchased and set up by your Production. You will need to provide all tables and chairs, both for prep areas and seating areas as we do not have any available on-site. Dishware, glassware and silverware will need to be provided by your Production. We do not provide any cooking or heating equipment.
Any deliveries planned prior to your arrival will need to be coordinated with and approved by Foundation. Our staff are not always present on-site to accept packages, and we do not have a receptionist. During your job, you should be present when anticipating a delivery to ensure you receive the package.
Most rooms are equipped with heating and air conditioners. The upstairs warehouse does not have air conditioning. We can provide HVAC Rental Companies recommendations to you, but your Production will be responsible for AC rental costs for the upstairs warehouse, if desired. A 5 Ton Portable Air Conditioner will suffice for the upstairs area.
Studios and common areas will be cleaned at the end of each day. If the studio is left in an absolute mess upon your Productions last day in the studio, a cleaning fee of $75 to $500 will incur.
We have both a trash and recycling dumpster. Both will be empty at the start of your first day. Additional pickups by our trash company cost $83, so depending on how much you will be disposing, there may be an additional fee if the bins become full.
Use is only permitted to the rooms and areas on the specific dates and hours as specified in your Venue Agreement. Unless there is a legal or safety restriction, you may film and record in those areas anytime during your allocated hours. Dependent on availability, time extension requests or additional room or area bookings are permitted upon request for an additional fee.
If it is necessary to change, modify, alter or rearrange the space or any equipment or property in the rented space based on the requirements of your project, you must obtain consent from Foundation prior to making any alterations. You are responsible to return and restore any changes to the space, equipment or property to its original place and condition.
Any alterations to connections within the recording studios must be made by Studio Representatives to ensure the functionality of equipment.
Your production and all vendors providing services on site must maintain appropriate insurance during the duration of your booking, covering personal injury and property damage, and provide a Certificate of Insurance, with insurance coverage providing at minimum, General Liability Coverage of $1,000,000 and Property Damage Coverage of $300,000.
A cleaning and put back fee of $75 to $500 will incur upon your Productions last day in the studio if the studio is left in an absolute mess or your Production rearranges a large portion of the studio and does not put anything back.
Productions are required to provide security throughout the duration of your time at the Studio if your Production has more than 50 persons on the premises of the Studio.
The Studio is located on a residential block. Productions must keep any noise outside of the Studio to a bare minimum. Loitering outside of the Studio is not permitted. Anyone using ride share apps or waiting for transportation must wait inside the Studio for their vehicle. Gathering of groups on the sidewalk during or after your production is not permitted.
Smoking of all kinds, including cigarettes, marijuana, weed pens and hookahs, is prohibited inside the Studio and all Rooms. Smoking is allowed only in open-air outdoor common areas.
No sparklers, fire, or fireworks are permitted in the Studio or the Room or anywhere near the exterior of the Studio.

Free wireless internet is included throughout the building. If additional speed will be necessary for your Production, the additional fee will be applied to your job.
We have residential printers and paper located on site however we will need to charge you for any bulk printing requests you have, or you can provide your own paper and ink instead.
We have a conference room available, however, we do not have a television that offers Zoom. We can provide HDMI cables if needed. Any Zoom calls will need to be done via your personal computer.
